Sources: the open book
Every figure ProofPrice returns comes from one of the official sources below. For each one you can see who publishes it, what a single record is, what kind of price it is, how fresh it is, the licence, the attribution line to show, and the limits.
If you reuse a figure, show its source and the attribution line. Where a publisher's licence wording is still being confirmed, the licence line says so. Rules for all sources are on how we earn trust.

- What one record is
- Residential sales recorded by three US public authorities: price paid, sale date, property type and place (no addresses kept).
- Price type
- Price actually paid (completed sale)
- Freshness
- Connecticut: annual file; New York City: monthly; Cook County: about twice a month (with a reporting lag)
- Licence

- Connecticut Office of Policy and Management (Real Estate Sales 2001-2024 GL); New York City Department of Finance (NYC Citywide Rolling Calendar Sales, NYC Open Data); Cook County Assessor's Office (Assessor - Parcel Sales, Cook County Open Data). Figures are ProofPrice aggregates; none of the three publishers warrants the data.
- Limits
- Not nationwide: only Connecticut (by town), New York City (borough, neighborhood or ZIP code) and Cook County, Illinois (Chicago, the county, or an assessment township). Aggregates only, never addresses, parcel numbers or names. Sales under $10,000 and non-arm's-length sales are left out using each publisher's own flags. Austria: Spritpreisrechner (Preistransparenzdatenbank für Treibstoffe) – cheapest stations per region
- Country
- Austria
- Category
- Fuel prices
- Publisher
- E-Control (Energie-Control Austria für die Regulierung der Elektrizitäts- und Erdgaswirtschaft)
- What one record is
- Current pump price reported by Austrian filling stations for diesel, Super 95 and CNG. For a region and fuel the service returns only the cheapest stations.
- Price type
- Posted pump price (what the station displays; not a receipt)
- Freshness
- Live (stations must report changes to E-Control by law); cheapest stations per region only
- Licence
- No reuse licence or terms of use are published for this service: its documentation page (https://api.e-control.at/sprit/1.0/doc/index.html) is a bare Swagger interface with no terms, and it needs no key. It is the open interface of E-Control's statutory fuel price database (Preistransparenzgesetz, § 1a). Reuse terms have not been confirmed with E-Control.
- Attribution line
- Quelle: E-Control – Spritpreisrechner (Preistransparenzdatenbank für Treibstoffe).
- Limits
- E-Control returns only the cheapest stations for the region asked for (about 10-15), so the median and range describe the cheapest stations, not the whole market: the true market average is higher. Posted pump prices, not receipts. Individual prices carry no timestamp, so the date shown is the day of the query.
- How we compute it
- Austria: E-Control's Spritpreisrechner returns only the cheapest stations for a region (about 10-15), so the median and range describe the cheap end of the market, not every station.

- What one record is
- For each country, half-year (semester), consumption band and tax level: the average price per kWh charged to household consumers, reported to Eurostat by national authorities under Regulation (EU) 2016/1952. One published figure per cell; never individual bills or suppliers.
- Price type

- Freshness

Reused under the Eurostat copyright notice (CC BY 4.0). Prices are passed on as published; the percentage change between half-years is calculated by ProofPrice.
- Limits
- Averages for standard household consumption bands, not a quote or offer from any supplier and not business tariffs. Published once per half-year, so figures lag the market by several months. Eurostat does not say how many households or bills stand behind a figure, and some figures are flagged provisional or estimated. Gas is not available for every country (none for CY, IS, MT or NO, and currently none recent for FI).
- How we compute it

Farm and wholesale food prices
Austria, Belgium, Bulgaria, Croatia, Cyprus, Czechia, Denmark, Estonia, Finland, France, Germany, Greece, Hungary, Ireland, Italy, Latvia, Lithuania, Malta, Netherlands, Poland, Portugal, Romania, Slovakia, Slovenia, Spain, Sweden: Agri-food data portal: agricultural market prices (cereals, beef, pigmeat, sheepmeat, poultry, eggs, raw milk, dairy, olive oil, fruit and vegetables)
- Country
- Austria, Belgium, Bulgaria, Croatia, Cyprus, Czechia, Denmark, Estonia, Finland, France, Germany, Greece, Hungary, Ireland, Italy, Latvia, Lithuania, Malta, Netherlands, Poland, Portugal, Romania, Slovakia, Slovenia, Spain, Sweden
- Category
- Farm and wholesale food prices
- Publisher
- European Commission, DG Agriculture and Rural Development (Agri-food data portal)
- What one record is
- Prices of agricultural products that EU Member States report to the European Commission: for each country, week (raw milk: month) and product, the price at a stated stage of the supply chain, for example cereals at important national markets (farm gate, ex-silo, delivered to port), pig, beef and lamb carcasses by class, poultry meat, eggs by farming method, raw cow's milk and eight representative dairy products, olive oil by grade and market, and fruit and vegetables at the farm gate, ex-packaging station and retail-buying stage. One published figure per cell; never individual trades, farms or buyers.
- Price type
- Official statistic (published average or median)
- Freshness
- Weekly for most products (raw milk monthly), updated as Member States report, usually within days (raw milk about two weeks after the month ends). Each answer states its week or month and flags quotes that are older than usual (fruit and vegetables are only quoted in season)
- Licence
- Creative Commons Attribution 4.0 International (CC BY 4.0), under the Commission's reuse policy (Commission Decision of 12 December 2011 on the reuse of Commission documents): reuse is allowed, provided appropriate credit is given and changes are indicated
- Attribution line
- Source: European Commission, DG Agriculture and Rural Development, Agri-food data portal (https://agridata.ec.europa.eu), © European Union, licensed under CC BY 4.0 (https://commission.europa.eu/legal-notice_en). Prices are passed on as published by the Member States; changes by ProofPrice: the average of several markets where no national average is published, percentage changes, prices per kilogram, and the 12-month figures.
- Limits
- Prices reported by national authorities for a stated week or month and stage of the supply chain (farm gate, ex-packaging station, ex-silo, carcass price, wholesale), not what shoppers pay in a shop and not an asking price; fruit and vegetable stage 'retail selling price' is a shelf price and is only shown when nothing else exists. Definitions differ between countries (markets, grades, what the price includes), so levels are not strictly comparable across borders. No distribution and no number of trades is published, so there is no range and no sample size. Where several markets are reported and no national average exists we show their simple, unweighted average. Every price carries the euro sign; for poultry the portal labels the unit 'national currency' but the figures are euro-scale (Poland's whole chicken is about 160 to 190 per 100 kg, the EU about 290), so we treat them as euro. Luxembourg is not covered by the portal. Not every country reports every product (olive oil: ES, IT, PT, GR, HR only). The portal rate-limits heavy use.
- How we compute it
- Farm and wholesale food prices: the weekly (raw milk: monthly) prices that EU Member States report to the European Commission for cereals, beef, pigs, lamb, poultry, eggs, milk, dairy products, olive oil and fruit and vegetables, from the Commission's Agri-food data portal. We pass on the latest published figure with its week or month, stage of the supply chain and the change from before; it is an official price, not a list of trades.

- Limits
- National or regional averages per hectare, not a valuation of any field or farm and not an asking price. - For every month, each medicine presentation (e.g. 'Atorvastatin 20mg tablets') dispensed in the community in England and submitted to NHSBSA for reimbursement: the number of prescription items, the total quantity (tablets, capsules, ml...) and the Net Ingredient Cost (NIC): the basic price of the drug, as set in the Drug Tariff, for that quantity. Aggregated by region, dispenser type and supplier; never a patient or a prescription.
- Price type
- Reimbursement price
- Freshness
- Monthly, published about two months after the month ends (July data appears in September); each answer states the month it describes
- Licence
- Open Government Licence 3.0 (United Kingdom); NHSBSA's dataset page adds: "You may use the data freely, provided that you attribute the source."
- Attribution line
- Source: NHS Business Services Authority, "Prescription Cost Analysis (PCA) Monthly Administrative Data", NHSBSA Open Data Portal, https://opendata.nhsbsa.net/dataset/prescription-cost-analysis-pca-monthly-data. Contains public sector information licensed under the Open Government Licence v3.0. Totals are passed on as published; the average cost per unit (NIC divided by quantity) is calculated by ProofPrice.
- Limits
- This is the NHS reimbursement price of the drug itself: Net Ingredient Cost, the basic price (Drug Tariff or list price) times the quantity, "before deduction of any dispenser discount" (NHSBSA). It leaves out pharmacy dispensing fees, VAT, discounts and the patient's prescription charge, and it is not the price a pharmacy paid its wholesaler or a private (non-NHS) price. England only (Scotland, Wales and Northern Ireland publish their own data); community dispensing only, not hospitals, prisons or private prescriptions. NHSBSA labels the monthly series management information, not an official statistic, and says prescribers' unsubmitted or disallowed items are excluded. A name query averages every strength and form dispensed under that name, weighted by quantity; the most dispensed presentations are listed so the mix is visible. NHSBSA asks anyone planning to publish the data to contact DataServicesSupport@nhsbsa.nhs.uk so that figures are not misunderstood.
- How we compute it
- England (medicines): NHSBSA's monthly Prescription Cost Analysis (open data portal) is queried live for the newest month: Net Ingredient Cost (the Drug Tariff basic price of what was dispensed) divided by the quantity, per tablet, capsule or ml. A reimbursement price for the drug, before discounts, fees and patient charges; not a shop price.

United States: National Average Drug Acquisition Cost (NADAC), weekly
- Country
- United States
- Category
- Official pharmacy prices of medicines
- Publisher
- Centers for Medicare & Medicaid Services (CMS), U.S. Department of Health and Human Services
- What one record is
- Every week, for each packaged drug product (NDC) that U.S. retail community pharmacies buy: the national average price per unit (tablet or capsule = EA, millilitre = ML, gram = GM) that CMS calculates from a survey of pharmacy purchase invoices, with the date the rate took effect, whether it is a generic or a brand rate, and whether the product is sold over the counter.
- Price type
- Official statistic (published average or median)
- Freshness
- A new weekly file (Wednesday) is published on data.medicaid.gov; each answer states the weekly file date and the date each rate took effect
- Licence
- No separate licence text. Each NADAC dataset on data.medicaid.gov carries the licence field https://www.usa.gov/publicdomain/label/1.0/ (USAGov's page on U.S. Government works, which says: "Government work is something created by a U.S. government officer or employee as part of their official duties."). Data created by U.S. federal employees as part of their official duties is a U.S. Government work and is not subject to copyright. USAGov also states: "You cannot use government materials in a way that implies endorsement by a government agency, official, or employee."
- Attribution line
- Source: National Average Drug Acquisition Cost (NADAC), Centers for Medicare & Medicaid Services, data.medicaid.gov. ProofPrice is not affiliated with or endorsed by CMS. Rates are passed on as published; the median across products and the 30-unit cost are calculated by ProofPrice.
- Limits
- NADAC is the average price retail community pharmacies pay to acquire a drug (an average of surveyed purchase invoices), NOT the price a patient pays: it leaves out the pharmacy's dispensing fee, mark-up and any insurance or coupon effect, so the counter price is higher. It is a national average, not a transaction, and says nothing about one pharmacy. CMS does not publish how many invoices stand behind each rate. Only drugs in the NADAC survey appear (outpatient drugs sold at retail pharmacies; no hospital, specialty-only or compounded products). A name query spans several strengths and forms: we take the median over all matching NDC rates, which lands on the strength with the most NDCs, and list every product so the choice is visible. The cost of 30 units is the unit cost multiplied by 30, shown for scale, not a price list.
- How we compute it
- United States (medicines): the weekly NADAC (National Average Drug Acquisition Cost) from the Centers for Medicare & Medicaid Services, read live from data.medicaid.gov. It is the average price retail community pharmacies pay to acquire a drug per unit (tablet, mL or gram), calculated by CMS from pharmacy purchase invoices. Official statistic; not the price a patient pays at the counter.

Australia: Rental bond lodgement data
- Country
- Australia
- Category
- Rents paid
- Publisher
- NSW Fair Trading, NSW Government (Australia)
- What one record is
- Residential rental bonds lodged at the start of a tenancy: lodgement date, postcode, dwelling type, number of bedrooms and the weekly rent, as provided by the agent or landlord.
- Price type
- Price actually paid (completed sale)
- Freshness
- Monthly; a month's lodgements are published in the first days of the next month
- Licence
- Creative Commons Attribution (CC BY), as stated on the NSW Government open data portal for the Rental Bond Lodgement dataset
- Attribution line
- Source: NSW Fair Trading (NSW Government), Rental bond lodgement data. Licensed under Creative Commons Attribution (CC BY).
- Limits
- New South Wales only (not the rest of Australia). Rents of newly lodged bonds, so new tenancies, not sitting tenants. Rents are as provided by the agent or landlord. 'Other' dwellings (rented rooms, garages and car spaces) and unknown types are in 'any' only. Aggregates by postcode; a postcode with fewer than 5 bonds in the window gets no figure. Houses include terraces, townhouses and semi-detached homes.
- How we compute it
- New South Wales rents: the collector reads the monthly NSW Fair Trading rental bond lodgement files once a day into our price library; answers are the median and 10th–90th percentile of the weekly rent on bonds lodged in the latest 3 or 12 months, by postcode, dwelling type and bedrooms. These are rents of new tenancies as provided by the agent or landlord.

England and Wales: Price Index of Private Rents, UK: monthly price statistics
- Country
- England and Wales
- Category
- Rents paid
- Publisher
- Office for National Statistics (ONS)
- What one record is
- The average monthly private rent in pounds, and its change over the year, for England, Wales, the English regions and local authorities, in total and by number of bedrooms and by property type. Built by the ONS from administrative data on rents; it covers new and existing tenancies in the private rented sector.
- Price type
- Official statistic (published average or median)
- Freshness
- Monthly; each release adds a month about six weeks after it ends (the ONS labels these official statistics in development)
- Licence
- Open Government Licence v3.0 (the ONS states: "All content is available under the Open Government Licence v3.0, except where otherwise stated"); Crown copyright
- Attribution line
- Contains public sector information licensed under the Open Government Licence v3.0. Source: Office for National Statistics, Price Index of Private Rents, UK: monthly price statistics.
- Limits
- England and Wales only: Scotland (mainly advertised new lets) and Northern Ireland (estimated) are not used, nor the UK or Great Britain totals. One average per local authority, region or country and month: no range and no count of rents. It averages rents of all private tenancies, new and existing, so it is lower than the rent of a tenancy starting today. Local authorities, not towns or postcodes. Bedrooms and property type are published separately, never together. Official statistics in development.
- How we compute it
- England and Wales rents: the collector reads the ONS Price Index of Private Rents spreadsheet each day into our price library; answers are the average monthly private rent the ONS publishes for the latest month, for the chosen local authority, region or country and for all homes, by bedrooms or by property type, with the published annual change. An official average of new and existing tenancies, not a range of individual rents.

Ireland: RTB Average Monthly Rent Report (CSO table RIQ02)
- Country
- Ireland
- Category
- Rents paid
- Publisher
- Residential Tenancies Board (RTB), published by the Central Statistics Office (CSO), Ireland
- What one record is
- Average monthly rent of tenancies registered with the RTB in the quarter, by location (county, town, local electoral area), number of bedrooms and property type. An actual average of registered rents, not mix-adjusted.
- Price type
- Official statistic (published average or median)
- Freshness
- Quarterly; a quarter is published about five months after it ends
- Licence
- Creative Commons Attribution 4.0 (CC BY 4.0), as stated on data.gov.ie for the RTB Average Monthly Rent Report; the CSO table names the RTB as copyright holder
- Attribution line
- Source: Residential Tenancies Board (RTB), RTB Average Monthly Rent Report, published by the Central Statistics Office (CSO) as PxStat table RIQ02. Licensed under CC BY 4.0.
- Limits
- A published average per quarter, not a list of rents: no range and no sample size. It is the actual average of registered rents (not the standardised, mix-adjusted RTB Rent Index), so it moves with the mix of homes let. Small areas are left blank by the publisher in some quarters, then we use the latest quarter that has a figure. Registered rents only: asking rents are not included.
- How we compute it
- Ireland rents: the average monthly rent of tenancies registered with the Residential Tenancies Board in the latest quarter, published by the CSO as table RIQ02. It is the actual (not standardised) average, passed on with its quarter; it is an average, not a list of rents.
